Damp & Disrepair
Tulse Hill Estate is riddled with damp and mould. Across the estate we know that:
Damp is dealt with superficially, with contractors doing the bare minimum while making us feel like they're doing us a favour.
Damp is handled property by property rather than addressing the block as a single structure.
Residents are being seen as perpetrators rather than the victims of these conditions. We often feel accused of causing the problem ourselves, rather than the problem existing in the structures, e.g. poor climate control of the property.
We feel we are being brushed off by the Council rather than being dealt with seriously.
We're organising to demand Better
From the listening campaign, we know that damp and disrepair is the biggest issue on the estate and that we are not causing the damp in our properties. Without our public, organised campaign with our neighbours, we know that Lambeth will continue to fob us off. We have already secured a major win for one of our members, this is only the start!
environment & Waste
We want a clean and green estate that everyone can take pride in. Unfortunately, the common areas continue to be abused, and we know that:
Across the estate there is flytipping, with large furniture or white goods being dumped outside bin chutes. This is especially common outside Greenleaf Close, Dearmer House and Woodruff House.
Common bins are often overflowing, spreading rubbish around car parks and green space. One resident had to spend hundreds of pounds on new car tyres after they had a puncture caused by waste.
Vermin are found in some areas, including rats on the Brockwell Park side, and ants on the Jubilee Hall side.
The common walkways are rarely cleaned, with many residents having to clean them despite paying for this through their service charge.
There are also issues with non-residents using our estate as a cut-through, particularly on the Brockwell Park side. This can be dangerous for children, as well as cause accidents and stress to locals.
At school pick-up time, car parks by Jubilee School become congested and sometimes make it impossible for residents to access.
Keeping our Estate clean and green
From the conversations with 200 residents, we know that the condition of the common areas is a huge cause of frustration for residents. Even though different parts of the estate are affected in various ways, we're joining together to keep Lambeth in check. We pay our Council tax, service charge, and many of us pay rent to Lambeth. What exactly are we paying for?
wellbeing & safety
We want to feel safe in our own homes and neighbourhoods, raising our families in a place we know they'll thrive. What we know is:
There is clearly an issue of antisocial behaviour on the Estate.
Many residents feel that there are places on the estate where scary things happen, where there's no security measures, CCTV, and poor lighting.
Residents think that there needs to be more opportunities for older teenagers and young adults on the estate to keep them on the right path.
Keeping our Estate SAFE
From the conversations with 200 residents, we know that some residents don't feel safe on the estate. We also know that different parts of the estate are affected in different ways, and that the issue of safety and security is a complex one to solve. We are committed to listening to our neighbours, to working together, developing solutions, and taking collective action to make the estate a safer place for everyone.
